   When the average person hears the phrase factory built home, he thinks of the single and doublewide “trailer” seen in trailer parks throughout the country. But, today’s factory built homes are more like the homes that you see in traditional neighborhoods.

Here are the different types of homes available:

MOBILE HOME …This term was used for all factory built homes manufactured prior to June 15, 1976. It was built on a steel chassis and transported to the site on it’s own wheels.

MANUFACTURED HOME…formerly known as MOBILE HOME but now built to HUD codes. The federal building code administered by the U.S. Department of Housing and Urban Development (HUD). The Federal Manufactured Home Construction and Safety Standards (commonly known as the HUD Code) went into effect June 15, 1976. The federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets performance standards for the heating, plumbing, air conditioning, thermal and electrical systems. It is the only federally-regulated national building code. This home is transported in sections to the site. It does not have to be placed on a permanent foundation. However, additions, such as car ports or garages, decks and porches, and stairs can be built on site. Note: these additions are subject to local, state or regional building codes.

MODULAR HOME…. Modular homes must be built to conform to IBC (International Building Code) and UBC (Uniform Building Code) codes which may vary from state to state. Check your local  building codes for additional details. This home is built in sections in a factory. The sections are covered and protected and then transported to your home site. It is placed on a pre-made foundation then joined together and completed by a local contractor. This home offers a large selection of floor plans and modifications.

PANELIZED HOME… This home is built in a factory. The panels are wall sections that include windows, doors, wiring and siding, etc. are transported to the site and assembled. You can customize these floor plans and even create your own with some of the manufacturers.

PRE-CUT HOME… The materials to build this home are factory cut to design specifications and then are transported to the site and assembled. Typical examples of this home are kit, log, and dome homes.
